The following is an example of the purchasing procedure at The Pines in Akbuk, Turkey.

MPInvestments can present to their purchasers a copy of the Title Deeds to the land and Construction Warrant prior to the signing of any Sales contract.
When the apartments are ready the Title Deeds will be presented to the purchaser along with the necesary habitation certificate.

Sign Sales Contract with solicitor
|
A translator authorised by the government is always necessary when signing a contract in Turkey. The contract will be fully translated to you to ensure you are familiar with your purchase and the procedure. Once you are clear about what the contract entails it will be signed by both the buyer and developer detailing build specification, completion date and payment procedures.

Pay deposit via lawyer
|
On signing of the contract a 35% deposit less any reservation fee will be payable within 21 days and application will be made for security clearance at the land registry. |

Pay 2nd
stage payment
|
On the laying of the foundations the second payment of 30% will be payable. |

Pay 3rd
stage payment
|
On completion of the walls and roof the remaining 30% will be payable. |

Return to view your property
|
The final 5% will be payable on completion at which time the Tapu (Title Deeds) will be transferred into the Purchaser’s name. The Purchaser should be present to sign for their Tapu (Title Deed) or appoint a Power of Attorney to sign on their behalf – this can be your lawyer. At this final instalment of 5% all fees and taxes must be paid. The Tapu will be issued with your details and registered with the Title Deeds Office.

Military Clearance for the purchase of property in Turkey is a formality and is made to mainly check that land is not in a military zone. In most areas clearance takes a few months. By purchasing off-plan this usually ensures that one’s military clearance will be completed by the time purchase takes place, ensuring clients will have their TAPU (Title Deed) on completion. The military clearance system is under review and will, in the future, be dealt with at the Title Deeds office.
